Furnished studio in Lyon Villeurbanne: what to expect from a good 22 m²
Not all furnished studios are equal. The checklist we wish we'd had before signing our first Lyon lease.
A furnished student studio in Lyon is a property of roughly 18 to 22 m², rented with full furniture, equipped kitchen and fiber internet, at a price between €580 and €720 per month utilities included near a campus like La Doua. The standard 12-month furnished lease (renewable, security deposit of two months' rent excluding utilities) or the 1–10 month mobility lease (no deposit unless rental insurance) cover 95% of student situations. This guide describes the minimum viable equipment, the pitfalls to avoid and the real price ranges by neighborhood.
The minimum viable equipment
What must be there (and why)
Twelve criteria. If one is missing, the studio is under-equipped — negotiate or pass.
- 140 cm bed in a T2.A 90 cm bed works for a studio; a trundle bed is a plus.
- 2-zone electric hobFaster, safer. Gas has no place in a furnished studio anymore.
- Oven or microwaveThree weeks without an oven and you'll regret signing.
- 100 L fridge minimumA bar fridge (40 L) is unlivable. 100 L is the viable threshold.
- 2-person tableTo eat, work, host. Not a folding shelf.
- 80 cm of linear storageWardrobe + shelves. Below this, your stuff lives in your suitcase.
- Fiber available or strong 5GThe flat needs to be pre-wired for fiber so a box can be installed in a few days. If you can, also check 5G coverage as a backup.
- Double glazingLyon winters are humid. Without double glazing, +30 €/month heating.
- Bathroom ventilation (VMC)Without extraction, mold within six months. Check on the visit.
- Secure bike storageIn Lyon, a bike is non-negotiable. Locked room > outdoor rack.
- Individual electricity meterSo you don't pay for the neighbors' consumption.
- Working smoke detectorLegally required. Test the battery.

What makes a Lyon studio specifically good
Thermal insulation
Lyon is humid October to March. Without proper insulation (external or recent double glazing), heating bills explode and walls don't breathe — mold within 18 months.
Double glazing on the street side
If the studio faces a boulevard (6th, République, Charpennes), demand recent double glazing. T1/T4 trams start at 5 AM.
VMC in wet rooms
Windowless bathroom + kitchen in the same room = guaranteed condensation. A working VMC is non-negotiable.
