Thermal insulation

Lyon is humid October to March. Without proper insulation (external or recent double glazing), heating bills explode and walls don't breathe — mold within 18 months.

Double glazing on the street side

If the studio faces a boulevard (6th, République, Charpennes), demand recent double glazing. T1/T4 trams start at 5 AM.

VMC in wet rooms

Windowless bathroom + kitchen in the same room = guaranteed condensation. A working VMC is non-negotiable.
